Shipyard Brewing Mixed-Use Redevelopment

Our land development team played a key role in repurposing a former industrial property into a dynamic mixed-use development, blending modern design with historic preservation. This infill and urban redevelopment project required extensive coordination to secure approvals, including Level III Site Plan, Subdivision, Zoning Variance, and multiple utility and drainage permits.

To support the vision for compact urban design, we helped obtain seven code waivers and collaborated with the architectural team to create landscape and hardscape designs for a proposed public space. These efforts gained critical support from the City’s Historic Preservation Board.

The site’s industrial history posed environmental challenges, including contaminated soil and groundwater, which required careful design solutions to meet state regulations and ensure safety. Through thoughtful planning and creative problem-solving, this project has reimagined an underutilized property into a vibrant space for urban living and community engagement.
